To meet this demand, from 2019 to 2023, Khoi Minh Import Export Trading Service Co., Ltd. implemented the Fuji Seal HVAC maintenance projectl. The scope included Chiller maintenance, air conditioning systems, AHUs, and FCUs, performed through quarterly periodic inspections and annual overhauls.

  • Project Timeline:
    • 2019: Commenced periodic maintenance for Chillers, cooling towers, AHUs, and FCUs.
    • 2020: Replaced Chiller evaporators and conducted a comprehensive system inspection.
    • 2021: Maintenance contract from January 1 to December 31, executing 4 quarterly maintenance cycles.
    • 2022: Contract extension to May 18, 2023, with enhanced preventive maintenance.
    • 2023: Final inspection, performance evaluation, and maintenance handover.

Chiller Maintenance

The Chiller maintenance procedure includes inspecting overall operations and recording performance parameters; checking oil levels, oil color, and operating temperatures to ensure compressor oil meets standards; and calibrating expansion valves as necessary to maintain stable refrigerant flow.

  • Frequency: Quarterly inspections + annual overhaul.
  • Cleaning: Y-strainers, check valves, bypass valves, temperature and pressure sensors.
  • Oil & Refrigerant: Oil level checks, leak detection, filter-drier replacement, and refrigerant charging if required.
  • Electrical & Controls: Measuring compressor amperage, insulation resistance testing, tightening electrical connections, and sensor calibration.
  • Mechanical & Operation: Vibration and noise level measurements, expansion valve inspection, and monitoring discharge temperatures.
  • Completion: Test run, logging operational data, and submitting technical reports to the client.
